Who Can Apply for a Mortgage?
Foreigners with the following can obtain a mortgage:
- Permanent residence — the easiest path, conditions are very close to those for Czech citizens
- Temporary residence — most banks accept this, provided you have stable income in CZ and have been employed for at least several months
- EU citizens — simplified process thanks to freedom of movement, conditions nearly identical to Czech citizens
The key factors are demonstrating stable income within the Czech Republic, sufficient creditworthiness, and Czech banking history. Banks also assess your payment-to-income ratio — ideally, mortgage payments shouldn't exceed 40–50% of your net income.
What Documents Will You Need?
Document preparation is the most important phase of the entire process. Typically you'll need:
- Identity document — passport and residence permit
- Rodné číslo (Czech birth number) — required by some banks
- Proof of income — employer confirmation or tax return for self-employed
- Bank statements — from a Czech bank account, usually for the last 3–6 months
- Employment contract — or other proof of employment in the Czech Republic
- Property documents — appraisal, title deed, land registry extract, draft purchase/reservation contract
For foreign documents, banks typically require certified Czech translations.
What to Watch Out For?
Each bank has different conditions for foreign clients. Down payment requirements typically range from 10% (for EU citizens with permanent residence) to 30% or more, depending on residency type and individual circumstances. The Czech National Bank sets general LTV limits for mortgage lending.
Banks also consider your employment duration — they usually require at least several months of employment in the Czech Republic and don't accept applications during the probationary period.
